Energy Performance Certificates - are you ready?

It's time for all house owners to know their A - G when it comes to selling, renting, buying or building a property.

The recent legislation introducing the Energy Performance Certificate (EPC's) to HIPS packs, letting particulars and building regulations means that all buildings are now rated on energy efficiency and carbon emissions from A to G - A being very efficient and G inefficient.

Whereas previously it was only the canny buyer who would observe such a rating when buying their white goods, all purchasers will now consider energy efficiency as a substantial part of their entire investment when it comes to buying or renting a property.

So, are you ready? According to David Hunt of Eco Environments Ltd., there could be considerable repercussions if you're not. "A poor EPC rating will make it difficult to rent or sell property, and will be used as a negotiating tool to drive the price down. That said, the certificates do come with a recommendation report which offers suggestions on how to make the building more energy efficient and what the resulting rating could be. In such a specialist area our customers certainly find this information particularly helpful and cost effective'.

Options for improving the energy efficiency of your property, residential or commercial are many and varied. "From simple installations of energy efficient lighting or insulation, to generating your own hot water or electricity with solar or wind power, the options are out there for most budgets", suggests David Hunt, "And EPC's will certainly focus the mind of your prospective purchaser or lettee, with energy prices rising at a staggering rate. Don't miss out on a sale or letting, in fact a good EPC rating will be a major selling point for your property."

The came into effect from 6th April 2008 for properties over 10,000 M² but will apply to ALL buildings, residential and commercial from 1st Octover 2008.
