Hitchcock, Wright & Partners (HWP) has announced the sale of one of the few remaining refurbishment opportunities in Liverpool's prime commercial district - 60 Old Hall Street.

Brian Ricketts Partner at joint selling agents Hitchcock, Wright & Partners commented:

"The building is a significant "piece of the jigsaw" within Liverpool's newly emerging prime business district at the northern end of Old hall St. The building offers a unique opportunity for a purchaser to acquire and undertake a major refurbishment in what is now widely recognised as Liverpool's prime commercial core.

The building already has planning for a major refurbishment scheme and a there is an opportunity to totally transform the façade and completely modernise the interior of 60 Old Hall Street and open a new chapter in the buildings history."

The building occupies a key location and is located directly next to the new St Paul's Sq development which is a high spec, mixed use scheme which is already the new home of Hill Dickinson Solicitors.

Other high profile occupiers are soon to follow including DWF Solicitors and HBOS to name but a few. St Paul's Sq will ultimately comprise 341,000 sq ft of office space, 50 apartments as well as a 397 space multi storey car park and is already generating some of the highest commercial rents in the city.

The current planning permission will provide floor plates ranging from 2, 664 sq ft to 8, 439 sq ft of high quality office space that will incorporate features such as a double height reception, a new ground floor retail unit with double height glazing to front Old Hall Street, on site car parking, dedicated on-site basement storage facilities and 2 new high speed 8 person passengers lifts.

Offers are being invited via Joint selling agents Hitchcock, Wright & Partners and WHR in excess of £6,500,000 subject to contract for the Freehold interest.
